Portland lighting & controls design
Lighting layouts, fixtures, and Lutron RadioRA 3 controls for Portland homes and businesses, designed and installed on one contract, with the Energy Trust incentive applied for on qualifying commercial upgrades.
What's included in a Portland lighting project
A lighting project is mostly decided on paper. Where the fixtures go, what dims together, and where the keypads and sensors sit are settled with the layout, before anything is ordered, so the wiring and the controls are put in once rather than moved later.
Lighting layouts & fixture selection
Recessed, pendant, under-cabinet, wall, and exterior lighting placed from how the space is used, with a fixture schedule to match. We work from your architect's or designer's drawings when there are some.
Lutron RadioRA 3 systems
As a Certified Lutron RadioRA 3 Installer we design, install, and program dimming, keypads, scenes, schedules, automated shades, and app control for one room or the whole property.
New construction & remodels
The layout and the control locations are settled before the walls close and wired at rough-in, as part of the house's electrical work.
Commercial LED retrofits
Fluorescent and HID fixtures replaced with long-life LED in offices, retail, and warehouses, scheduled in sections or after hours so the building stays open.
Energy Trust incentives
As an Energy Trust of Oregon trade ally we audit the existing lighting, apply for pre-approval before work starts, and file the paperwork, so the incentive is in the number you approve.
Energy-code controls & commissioning
Occupancy and daylight sensors and automatic shutoff for commercial spaces, installed, functionally tested, and documented before the final inspection.

Why choose Multiphase Electric
- Designed before the walls close. The cheapest time to move a can light or add a keypad is while it is still a line on a drawing. We do the layout early, which is why the finished room does not need a lamp in the corner to make it work.
- Rebates filed for you. As an Energy Trust of Oregon trade ally we file the incentive paperwork ourselves, so the money is in the number you approve rather than a maybe afterwards.
- 40–60% less energy. Fluorescent and HID out, long-life LED in. On a typical commercial project the lighting bill drops by roughly half and stays there.

How a project runs
Every Portland lighting project follows the same steps. Most of the work is in the first two, while every change is still a line on a drawing.
-
Walk-through or drawing review
We start from how the space is used: where the light has to land, what gets dimmed with what, and which scenes anyone will press. On a retrofit we also count the existing fixtures and how long they run.
-
Layout and controls design
Fixture locations, dimming zones, and keypad and sensor locations are drawn together, and the fixture schedule follows from them.
-
Fixed written quote and incentive pre-approval
You get a fixed price that names the fixtures and the controls. On a qualifying commercial upgrade we apply to Energy Trust first, so the incentive is known before you sign.
-
Permit and install
We pull the electrical permit and schedule the install around your hours or your builder's. Occupied buildings are done in sections, after hours, or on weekends.
-
Programming, inspection, and handoff
Scenes and schedules are programmed, the controls tested, and the inspection passed. We submit the incentive paperwork and show you the keypads and the app before we leave.
What a lighting project costs in Portland
Every project is quoted at a fixed price after a walk-through or a look at the drawings, so these are typical ranges for the Portland metro, not a quote. What moves the number most is the fixtures you choose, how many dimming zones and keypads the controls need, and whether the walls are open. The commercial range is before any Energy Trust incentive.
| Scope | Typical range | Timeline | Includes |
|---|---|---|---|
| Recessed lighting in a remodel | $200 – $450 per fixture | 1–2 days for a typical room | Layout, LED fixtures, wiring, dimmer, permit, and inspection. |
| Lutron RadioRA 3, a few rooms | $4,000 – $12,000 | 1–3 days on site | Processor, dimmers, and keypads for the main living spaces, scenes and schedules programmed, and app setup. |
| Whole-home Lutron RadioRA 3 | $15,000 – $45,000 | Spread over rough-in and trim-out | Lighting control throughout, keypads, shades where planned, programming, and commissioning. |
| Commercial LED retrofit | $150 – $450 per fixture | 1–5 days | New LED fixtures, lighting controls where required, and the Energy Trust incentive application. |

Portland lighting & controls design FAQs
Do you design and install lighting in Portland?
Yes. We design and install lighting and lighting controls for homes and businesses across Portland and the rest of the metro, from the layout through programming and the final inspection.
Are there rebates for lighting upgrades in Portland?
For businesses, usually. Energy Trust of Oregon offers incentives for commercial LED and lighting control upgrades, based on fixture count, wattage savings, and controls. As a trade ally we calculate what your project qualifies for and apply before work starts.
How much does a commercial LED retrofit cost in Portland?
Typically $150 to $450 per fixture, before any Energy Trust incentive, depending on the fixtures and the controls the space needs. You get a fixed price, with the incentive shown, after we walk the space.
What is Lutron RadioRA 3, and do I need it?
RadioRA 3 is Lutron's lighting control platform: scenes, dimming, keypads, automated shades, schedules, and app control across any number of rooms. You don't need it to have good lighting, but it is what lets one button set a whole room or turn the house off at night.
Can you add lighting controls to a house without opening walls?
Mostly, yes. RadioRA 3 is wireless, so its dimmers replace the existing switches in the same boxes, and battery-powered keypads can go anywhere without new wiring. New fixture locations are what usually need access.
Do you handle the lighting design, or do I need a separate designer?
We do it in-house: layout, fixture selection, controls design, and the permit, so nothing is lost between a drawing and the install. We also work alongside your architect or interior designer when you already have one.
When should lighting be planned on a new build or remodel?
Before the walls close, ideally while the drawings are still changing. Moving a recessed light or adding a keypad costs almost nothing on paper and a good deal once the drywall is up.
Do commercial spaces in Portland need lighting controls?
Most new and remodeled commercial spaces do. Oregon's energy code calls for occupancy sensors, daylight controls, and automatic shutoff, tested before the final inspection. We design and install them with the lighting, so they pass that step the first time.
Can you upgrade lighting in an occupied building?
Yes. We work in sections, after hours, or on weekends so the business stays open, and a single-floor office or shop usually takes one to three days.
Who pulls the permit for lighting work in Portland?
We do, and we schedule the inspection. The fixtures, the controls, and the permit are all on one contract, so you are not coordinating a second contractor.
