Why GCs return

  • One sub across the whole scope

Power, lighting and controls, data and low voltage, EV charging. One contract, one schedule, and nobody arguing about whose conduit that was supposed to be.

  • Your date is the date

A TI that misses its date is rent on a space nobody can open yet, and a rough-in that misses its date pushes every trade behind it. We bid a date we can hold, and then we hold it.

  • We work when you're closed

Shutdowns, changeovers, and anything that drops power get scheduled for nights or weekends where the work allows it, so the business does not lose a day to our crew.

Priced off the drawings, closed out on the date.

  1. Drawings, walk-through, bid

We price from the plans and a site walk, and we flag what the drawings missed while it is still cheap — long lead gear, a service that won't carry the new load, a pathway that does not exist yet.

  2. Coordination and rough-in

We sit in the coordination meetings, sequence around the other trades, and take our slot when it comes. Utility and plan review correspondence is ours to chase, not the GC's.

Two electricians roughing in a framed building: one feeds cable into a blue box on a stud, the other wires a ceiling box from a yellow ladder
  3. Trim, inspection, closeout

Devices, fixtures, gear, and controls get finished and commissioned, inspections are scheduled, and you get the closeout package — panel schedules, as-builts, and warranty — rather than a promise of one.

what GCs ask

What GCs, owners, and tenants raise during a bid. If yours isn't here, ask — we'd rather answer it than pad the number.

  • Do you bid design-build, or plan and spec?

Both. On plan and spec we bid the drawings as issued and price the alternates. On design-build we develop the electrical design with you, which usually costs less overall because the decisions that drive the price get made before the drawings are frozen.

  • Do you work for general contractors or directly for owners?

Both, and often for a tenant on a lease with the landlord's contractor on the other side of the wall. We are comfortable in coordination meetings and comfortable being the only contact an owner has.

  • Can you work nights and weekends so we stay open?

Yes, and for anything that drops power to a working building that is usually the right answer. We schedule shutdowns and changeovers outside your hours where the work allows, and tell you honestly when it does not.

  • Do you handle three-phase power and switchgear?

Yes — distribution panels, switchgear, transformers, three-phase feeders, and equipment hookups. We also do the load calculations and the utility coordination a larger service needs, including the one-line diagram for plan review.

  • Our new equipment needs more power than the building has. Now what?

That is a service upgrade, and it is worth starting early: the utility's timeline, not ours, is usually what sets the date. We run the load calculation, design the service, and handle PGE or Pacific Power and the plan reviewer so the equipment and the power arrive in the right order.

  • Who pulls the permits on a commercial job?

We do, for our scope, and we schedule the inspections. You get the closeout documentation — panel schedules, as-builts, and the inspection record — at the end, which is what the next tenant improvement will be built from.
