Why design first
-
Designed before the walls close
The cheapest time to move a can light or add a keypad is while it is still a line on a drawing. We do the layout early, which is why the finished room does not need a lamp in the corner to make it work.
-
Rebates filed for you
As an Energy Trust of Oregon trade ally we file the incentive paperwork ourselves, so the money is in the number you approve rather than a maybe afterwards.
-
40–60% less energy
Fluorescent and HID out, long-life LED in. On a typical commercial project the lighting bill drops by roughly half and stays there.
The layout settled before a fixture is ordered.
-
Design the layout, not the fixture list
We start from how the room gets used — where the light has to land, what gets dimmed with what, which scenes you'll actually press — and the fixture schedule falls out of that. On a retrofit we also audit what's there and apply to Energy Trust for rebate pre-approval, so the incentive is known before work starts.
-
Controls designed with the layout
Dimming, scenes, keypads, shades, and app control get designed alongside the layout rather than bolted on after, and the install is scheduled around your hours or your builder's.
-
Install, inspection & rebate submission
Fixtures and controls installed, inspection passed, and Energy Trust rebate paperwork submitted on your behalf.

lighting, answered
What comes up while a layout is still being decided. If yours isn't here, ask — it is cheaper answered now than later.
What rebates are available for commercial lighting upgrades?
Energy Trust of Oregon offers cash incentives for commercial lighting upgrades — the amount depends on fixture count, wattage savings, and control improvements. As a certified trade ally, we calculate what your project qualifies for and apply on your behalf before the project starts.
How long does a commercial lighting upgrade take?
A typical single-floor office or retail space takes 1–3 days. Larger facilities or those requiring extensive controls work take longer. We'll build a phased schedule that keeps your space operational.
Can you upgrade lighting in an occupied building?
Yes. We schedule work in sections, after hours, or on weekends to minimize disruption. Occupied-building upgrades are a normal part of our commercial work.
How much will an LED upgrade actually cut?
On a typical commercial project, replacing fluorescent or HID fixtures with long-life LED cuts lighting energy 40–60%. Adding controls on top of that takes it further, because the biggest savings come from lights that are off.
What is Lutron RadioRA 3, and do I need lighting controls?
RadioRA 3 is Lutron's control platform — scenes, dimming, keypads, automated shades, scheduling, and app control across any number of zones. We are a Certified Lutron RadioRA 3 Installer. Controls are not mandatory, but they are usually where the payback and the rebate money are.
Do you handle the lighting design, or do I need a separate designer?
We do it in-house. Layout development, fixture selection, controls design, and the permit are all ours, so nothing is lost between a designer's drawing and an electrician's reading of it. We also work alongside your architect or interior designer when you already have one on the project.
Do you pull the permit for commercial lighting work?
Yes. Electrical, controls, and permit are all part of the same contract, and we schedule the inspection. You do not end up holding a separate permit or coordinating a second contractor.
